Privacy Policy

This Privacy Policy explains what information NewBuildsFinder collects when you use our platform, how we use and share it, and the choices you have — including exactly what we do with data you share with us through Google sign-in and Gmail.
1. Introduction
NewBuildsFinder ("NewBuildsFinder," "we," "us," or "our") operates the website at https://thenewbuildsfinder.com and the application at https://app.thenewbuildsfinder.com (together, the "Service"). NewBuildsFinder connects homebuyers, agents, builders, lenders, inspectors, and insurers around new construction inventory, with real-time data and a pipeline that moves from lead to close.
This policy applies to everyone who visits or uses the Service. By using the Service, you agree to the collection and use of information as described here. If you do not agree, please do not use the Service.
2. Information We Collect
Account information. When you register, we collect your name, email address, password (stored only as a cryptographic hash), role (homebuyer, agent, builder, or partner), and — if you choose to provide it — your phone number, company, or brokerage.
Google account and Gmail data. If you choose to sign in with Google or connect your Gmail account, we receive data from Google as described in detail in Section 5 ("Google API Data Use"). This includes your basic Google profile and, for optional Gmail features, the ability to send email on your behalf and to receive replies to threads started through the platform.
Usage data. We collect information about how you interact with the Service: pages viewed, searches and filters, saved properties, map interactions, feature usage, device and browser type, IP address, and standard log data. We use cookies and similar technologies to keep you signed in and to understand how the Service is used.
Communications. We retain messages you send through the platform (including emails sent via connected Gmail), and any support requests or feedback you send us.
3. How We Use Your Information
We use the information we collect to:
- Authenticate you and create, secure, and maintain your account.
- Provide the platform's features — home search, saved properties, alerts, pipeline and client-management tools, and professional profiles.
- Send the emails you initiate through the platform and deliver replies to those threads back to you (for connected Gmail users).
- Respond to your requests, provide support, and send service-related announcements.
- Improve, personalize, and secure the Service, including analytics, debugging, and fraud and abuse prevention.
- Comply with legal obligations and enforce our Terms of Service.
4. How We Share Information
We do not sell your personal information. We do not sell, rent, or trade your data to third parties for their marketing purposes, and we never sell or share data received from Google APIs with third parties.
We share information only in these limited circumstances:
- Service providers. Vendors that help us operate the Service (hosting, analytics, email delivery, and Google Cloud Pub/Sub for Gmail reply notifications), bound by contractual confidentiality and data-protection obligations.
- Other platform users, as part of the features you use. For example, an agent sees activity from their own clients, and professionals you contact receive the messages you send them.
- Legal and safety. If required by law, regulation, or valid legal process, or to protect the rights, property, or safety of NewBuildsFinder, our users, or the public.
- Business transfers. In connection with a merger, acquisition, or sale of assets, with notice to you before your information becomes subject to a different privacy policy.
5. Google API Data Use
The Service integrates with Google APIs in three specific ways. Each is optional and used only to provide the feature you request. Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.
Google Sign-In (scopes: openid, email, profile)
We request your Google account basic profile: your full name, email address, and profile picture. We use this solely to authenticate you and to create and maintain your account. We do not access your Google Contacts, Drive, Calendar, or any other Google data through Sign-In.
Gmail — Send (scope: gmail.send)
This is an optional feature for agent users. When you connect your Gmail account, we send emails on your behalf from your own Gmail address — for 1:1 client communications and nurture campaigns. We only send messages you initiate through the platform. We do not read your inbox in this mode.
Gmail — Inbound replies (scopes: gmail.readonly, pubsub)
This is an optional feature. We monitor your Gmail inbox for replies to emails sent through the platform, via Google Cloud Pub/Sub push notifications. We only process replies to threads we initiated. We do not scan, store, or share your other emails.
Across all three flows: we do not use Google user data for advertising, we do not sell Google user data, and we do not allow humans to read your email content except where strictly necessary for security, abuse prevention, or to comply with law. Google OAuth tokens are encrypted at rest, used only for the purposes above, and you can revoke our access at any time (see Section 8).
6. Data Security
We protect your information with industry-standard safeguards: Google OAuth tokens and other sensitive credentials are encrypted at rest, all traffic to and from the Service is encrypted in transit with TLS, and access to production systems and user data is limited to authorized personnel on a least-privilege, need-to-know basis.
No method of transmission or storage is 100% secure, and we cannot guarantee absolute security. If we become aware of a breach affecting your personal information, we will notify you as required by applicable law.
7. Data Retention
We retain your account information for as long as your account is active. We retain Google OAuth tokens only until you disconnect your Gmail account in Settings or delete your account, at which point they are deleted within a reasonable period (residual copies may persist briefly in encrypted backups until those backups cycle).
You can revoke our access to your Google account at any time; revocation stops all further data access immediately.
8. Your Rights & Choices
- Disconnect Gmail. You can disconnect your Gmail account at any time in the app's Settings. This immediately stops email sending and inbox monitoring and deletes the stored OAuth tokens.
- Revoke Google access. You can revoke NewBuildsFinder's access to your Google account at any time at myaccount.google.com/permissions.
- Access, correct, or delete your data. Contact us at info@newbuildsfinder.com to request a copy of your data, corrections, or deletion of your account and associated personal information.
- Marketing communications. You can opt out of non-essential emails using the unsubscribe link in those messages; service-related notices will still be sent.
- Cookies. Most browsers let you refuse or delete cookies; some features of the Service may not function without them.
9. Children's Privacy
The Service is not directed to anyone under the age of 18, and we do not knowingly collect personal information from children. If you believe a child has provided us personal information, contact us and we will delete it.
10. Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we will post the revised policy on this page and update the effective date above. For material changes, we will also notify you by email or through a prominent notice in the Service. Your continued use of the Service after the changes take effect constitutes acceptance of the revised policy.
